Na Jomtien, Pattaya: who it suits, the coast and what condos cost

Where Na Jomtien is

Na Jomtien (นาจอมเทียน, also Na Chom Thian in official documents) is the subdistrict south of Jomtien, along Sukhumvit Road and the Gulf of Thailand coast. It belongs to Sattahip district of Chonburi province, not to Bang Lamung, where Pattaya is. Pattaya City’s own directory says its southern boundary meets the Huay Yai and Na Jomtien municipalities.

The subdistrict has two local governments: Na Jomtien municipality (a subdistrict municipality) and the rural remainder. DOPA registration for December 2025 counts 17,164 residents: 7,854 in the municipality and 9,310 outside it. The municipality also has 17,125 registered addresses (houses and flats), more than twice its residents. Our reading: many flats here are second homes or rentals whose owners are registered elsewhere.

OpenStreetMap splits the coast into a north and a south Na Jomtien beach; distances on this page are from the north beach. The Na Jomtien municipality website (najomtien.go.th) did not load on 2026-10-17, so its own descriptions of beaches and area are not used here.

Who Na Jomtien suits

• Anyone flying via U-Tapao. The terminal is 32.5 km from the north beach, 37 minutes without traffic: closer than from Jomtien, Pratumnak or central Pattaya
• People who want a coast with less development. The subdistrict is in Sattahip district, not in Pattaya City: the Treasury register lists 60 residential condos here against 381 in Nong Prue
• Yacht owners. Pattaya City called Ocean Marina Yacht Club at km 157 of Sukhumvit the largest yacht club in the east, with 300 berths in the water and 200 on land (2019 data)
• Families using Thai state schools. The subdistrict has five OBEC state schools; Sattahip Witthayakhom secondary school (grades 7-12) had 1,645 pupils in 2020
• Buyers of upmarket homes by the water. Veranda Residence Pattaya is valued at THB 102,300/m²; only two buildings in Nong Prue rank higher in Chonburi province. In our catalogue Grand Florida Beachfront Condo Resort Pattaya starts at THB 3.29 million

Who should look elsewhere

• Anyone who needs a hospital nearby. There is no licensed private inpatient hospital in Sattahip district: Jomtien Hospital is 9.1 km away and Bangkok Hospital Pattaya 12.8 km
• Families who need an international school. Sattahip district has no OPEC-licensed international school; the nearest are the three in Nong Prue and the French EFIP International School in Huay Yai
• People who shop on foot. OpenStreetMap shows only 10 convenience stores and 2 markets within 1.5 km of the north beach, and no supermarket or mall: big shopping trips go to Jomtien and Pattaya
• Anyone who needs Suvarnabhumi. Its terminal is 130.3 km away, about 1 hour 32 minutes without traffic, further than from central Pattaya
• Anyone who wants nightlife at home. The bars and shows the city describes are in central Pattaya, 12.4 km away

Na Jomtien by the numbers

The Treasury valuation is used for taxes and fees when a sale is registered; it is not a sale price. Method: all residential units, with or without a balcony (only separate balcony rows, commercial units and other areas are dropped); the median per floor, then per building across floors, then across the 60 buildings in the subdistrict. We do not publish rents until we have our own dated data.

Climate: Na Jomtien lies between two TMD stations, Phatthaya in Pattaya and Sattahip to the south. Their normals are close: driest December to February (12-32 mm of rain a month), wettest September and October (214-286 mm). The monthly table is on the Pattaya page.

Condos in Na Jomtien

Na Jomtien has a wide valuation spread, from THB 13,000 to 102,300/m². Buildings with the highest and lowest median valuations in the Treasury register:

Living in Na Jomtien: schools, hospitals, shops, transport

Schools. State schools in the subdistrict on the OBEC list (2020 academic year):

There are no Ministry of Education (OPEC) licensed international schools in Sattahip district. The nearest are in Pattaya: three in Nong Prue and the French EFIP International School in Huay Yai, listed on the Jomtien page.

Hospitals. Neither Na Jomtien nor the rest of Sattahip district has a licensed private inpatient hospital (HSS list, 2026-07-31). Where to go:

Routes: to Jomtien Hospital, to Pattaya City Hospital and to Bangkok Hospital Pattaya, OSRM, 2026-10-17. Sattahip’s state district hospital is on the HA accreditation list, but we have not checked its address or the drive.

Shops. On OpenStreetMap as of 2026-10-17, within 1.5 km of the north beach there are 10 convenience stores (7 7-Eleven, Tops Daily, Lotus’s go fresh, Big C mini) and 2 markets. There is no supermarket or mall on the map in that radius; for a big shop people go to Jomtien or Pattaya.

Transport. According to the city in 2019, Pattaya’s songthaews run a route between Charoenrat village and Na Jomtien. The city gave fares of 10 baht per ride and 20 baht for the full route; we found no newer official fare. Otherwise it is ride-hailing apps and your own transport. Seasons and weather

TMD’s Phatthaya station, 1991-2020 normals: 1,105.8 mm of rain a year, half of what Phuket Town gets. It is dry from December (11.7 mm) to February (19.9 mm); the wettest months are September (213.6 mm) and October (224.5 mm, 17 rainy days), and by November rain drops to 56.6 mm. Month by month: Pattaya in October and in November.
