Where Bang Tao is and what the area covers

Bang Tao (บางเทา) lies on Phuket’s northwest coast in Thalang district. Administratively it is part of Choeng Thale subdistrict (tambon), usually spelled Cherngtalay in listings, which also includes Surin and Layan. The subdistrict administration (Choeng Thale SAO) gives its area as about 37.1 km², bordered by the Andaman Sea to the west, Sakhu to the north and Kamala to the south. It lists four beaches: Laem Sing, Surin, Bang Tao and Layan.

The subdistrict had 19,126 registered residents in December 2025 (DOPA). Two local bodies share it: Choeng Thale SAO (12,221 residents) and the small Choeng Thale municipality (6,905). Bang Tao village is the largest in the subdistrict with 4,552 registered residents, plus 2,529 in neighbouring Bang Tao Nok.

When a listing says Laguna, Boat Avenue, Cherngtalay or Bang Tao Bay, it almost always means this area.

Who Bang Tao suits

  • People who want a beach 23 minutes from the airport. The airport is 16.4 km away without traffic; from the south of the island it takes over an hour.
  • Families with school-age children. Choeng Thale has three international schools licensed by the Ministry of Education (HeadStart Cherngtalay, Phuket Pinnacle, Bamboo Valley) and neighbouring Thep Krasattri three more, including UWC Thailand. Thalang public hospital is 9.9 km, about 16 minutes from the beach.
  • Buyers looking at a project still at the planning or building stage. In the ONEP export, 11 projects with ‘Bang Tao’ (บางเทา) in their name have received environmental impact assessment (EIA) approval since 2021, including the redesigned The Zero Bang Tao and Staybridge Suites. Rawai has 6 by the same name-search rule. Projects without the area in their name are not counted.
  • People who want a long beach on former tin-mining land. Choeng Thale SAO describes Bang Tao Beach as about 8 km long and lined mostly by five-star hotels and villas, so it rarely feels crowded.

Who should look elsewhere

  • Buyers with a budget below the island median. The median condo valuation in the subdistrict is THB 56,000 per m², 16% above the island median of THB 48,250. Among subdistricts with 10 or more buildings in the register, only Kamala (THB 59,250) and Karon (THB 59,000) are higher.
  • Anyone who wants quiet without a building site next door. New projects keep coming: since 2025 alone, The Modeva, Origin Condo Bangtao Beach, Siamese Bangtao 1 and 2, The Zero Bang Tao, Pier 22 and VIP Tropica Bangtao 1 received EIA approval.
  • Anyone counting on a bus to the door. The Smart Bus only stops at Cherngtalay School and Lotus Cherngtalay on the main road, and distances inside the area are long. We found no official songthaew route.
  • Visitors planning to swim in August to October. TMD normals show 370-399 mm of rain a month in those months, with westerly winds from the sea. More in the season section.

Bang Tao Beach and the wave season

According to Choeng Thale SAO, the 8 km Bang Tao Beach sits on former tin-mining land and is now lined mostly by five-star hotels and villas. Offshore is Koh Waew (เกาะแวว), protected for its corals. The northern end of the bay is part of Sirinat National Park: DNP notes that near Koh Tha the sand continues from Bang Tao and a spit is forming between the shore and the island.

BeachWhat official sources say
Bang Taoabout 8 km, former tin mines, hotels and villas (Choeng Thale SAO)
Layanin Sirinat National Park, very quiet, nearly untouched, fine white sand (DNP)
Surinabout 2 km, 101-rai public park, 20+ shops (Choeng Thale SAO)
Laem Singsmall beach between Surin and Kamala, no parking, access via a private road (Kamala SAO)
The long Bang Tao Beach with a boat on the sand
Bang Tao Beach runs the length of the bay

Wave season: Choeng Thale SAO defines the rainy season as April-November, while DNP describes the southwest monsoon bringing rain from May to September. TMD normals for the airport station show westerly onshore winds from May to October. Always check the lifeguard flags; our red flag guide explains rip currents.

Laguna Phuket: part of Bang Tao

Laguna Phuket is a resort complex on a former tin mine in the middle of Bang Tao Bay, with no subdistrict or municipality of its own. Per the resort, it has six hotels with over 1,400 rooms, about 3 km of beach, an 18-hole golf course and a free shuttle and lagoon boat for hotel guests. Homes inside are sold by the developer itself, Banyan Group through Laguna Resorts & Hotels. Hotels, golf, getting around, projects for sale and Treasury valuations of Laguna buildings are covered on our separate Laguna Phuket page.

Condos and prices in Bang Tao

The Treasury appraisal is used to calculate taxes and fees when a sale is registered; it is not a market price. It is published by subdistrict, and Choeng Thale is wider than the beach area: it also covers Surin and Layan.

On the northwest coast, in Thalang district and Choeng Thale (Cherngtalay) subdistrict, which also covers Surin and Layan. Laguna Phuket sits in the middle of Bang Tao Bay. Kamala lies to the south, Layan and Sirinat National Park to the north.

Is Laguna Phuket the same as Bang Tao?

Laguna Phuket is an integrated resort built on a former tin mine inside Bang Tao Bay; it is not a separate subdistrict. According to the resort itself, it has six hotels, an 18-hole golf course and 3 km of beach. Listings often use Laguna and Bang Tao for the same area.

How far is Bang Tao from Phuket Airport?

16.4 km to the beach, about 23 minutes with no traffic, by OSRM routing on OpenStreetMap data. Boat Avenue near Laguna is 18.5 km. The Phuket Smart Bus reaches the Lotus Cherngtalay stop in about 40 minutes for THB 100.

Asking prices vary by project; our catalogue shows developer prices with a date and link. For comparing areas, the Treasury valuation gives a median of THB 56,000 per m² across 37 residential condo buildings in Choeng Thale, against THB 48,250 for Phuket. This is a tax valuation, not a sale price.

Can foreigners buy a condo in Bang Tao freehold?

Foreigners can own condo units freehold within the 49% foreign quota of each building; beyond it, units are usually offered on leasehold. Whether a specific project still has quota available has to be confirmed with the developer or the condo juristic person before you pay. Our guide to freehold and leasehold explains the rules.

Is Bang Tao good for families?

On the plus side: a long beach, supermarkets and a mall in the subdistrict, the airport 23 minutes away and Thalang public hospital 16 minutes away. On the minus side: a lot of construction, waves from May to October and little public transport. Choeng Thale has three licensed international schools and neighbouring Thep Krasattri three more, including UWC Thailand (OPEC register, 2026-10-17).
