The Treasury valuation is used for taxes and transfer fees, it is not a sale price. Subdistricts do not match beach areas: Surin, Bang Tao and Layan sit in Choeng Thale subdistrict, Kata in Karon subdistrict.

Property registries

  • Project registry: stage, floors, official valuation per m², owning company and a source for every field
  • Developers: the company and its status in the company registry

How we handle data

We take figures from primary sources and copy them without recalculation. Where we calculate ourselves, as with valuation medians, the method is described on the page. Every table states its period and check date. More in our editorial standards.

FAQ

What is the weather like in Phuket each month?

Hot all year, with monthly mean temperatures of 27.6-29.6 °C. January, February and March are the driest (24-81 mm of rain), September and October the wettest (336-350 mm and about 22 rain days). The full TMD table is on our Phuket climate page.

Do you have monthly weather for all of Thailand?

Not yet: we have published normals only for the Phuket station. Other regions have a different climate, so Phuket figures should not be applied to Pattaya or Koh Samui. Tables for other regions will be added here.

What are official condo valuations in Phuket?

The Treasury median across 286 residential condominiums in Phuket is THB 48,250 per m² (snapshot 2024-08-05, our calculation, all residential units with or without a balcony). Among larger subdistricts Kamala (59,250) and Karon (59,000) are highest, Rassada and Wichit lowest (35,000-37,000). This is the base for transfer fees and taxes, not a market price.

How many tourists visit Phuket?

In 2025 Thailand's Ministry of Tourism and Sports counted 14.25 million visitors to Phuket, 10.75 million of them foreign; repeat visits are counted again. Hotel occupancy ranged from 65.8% in September to 86.4% in January.

Where does the data come from and how often is it updated?

From government sources only: TMD, the Treasury Department, the tourism ministry, DOPA, DNP and AOT. Every table states its period, method and check date, and the climate table also shows its next update. Our editorial standards describe how we verify figures.
