What Laguna Phuket is and where it sits

Laguna Phuket is a private integrated resort in the middle of Bang Tao Bay on Phuket’s northwest coast. Administratively it lies in Choeng Thale (Cherngtalay) subdistrict, Thalang district; it has no subdistrict or municipality of its own. It is run by Laguna Resorts & Hotels (LRH), listed on the Stock Exchange of Thailand (SET) since 1993. As of 2025-12-30, Banyan Tree Holdings, the parent now trading as Banyan Group, indirectly held 86.28% of LRH (56-1 One Report 2025).

The history, per the company report: LRH was founded in 1983 and soon bought land on an abandoned tin mine at Bang Tao Bay. The resort’s site adds that this was 222 hectares in 1984, that the soil took about seven years to clean up and that more than 7,000 trees were planted. By the report’s milestone list, Dusit Laguna opened first in 1987, the golf club in 1992, and the first homes for sale, the Allamanda condominiums, in 1993. The website dates the flagship Banyan Tree Phuket to 1994; the report gives 1995 as its grand opening.

The site quotes two areas: 222 hectares in its history and “1,000 acres” (about 405 hectares) in its overview. The report mentions purchases of adjacent land in 2002 and 2008, so the estate may have grown, but the company does not publish a current figure.

Laguna Phuket hotels

As of October 2026 the resort lists six hotels with over 1,400 rooms. Guests of any hotel can use the facilities of the others (subject to each hotel’s rules) and charge spending to their room.

The figure in brackets includes rooms sold to investors or holiday club members, who earn income through the hotel rental program. Average occupancy across the group’s hotels was 62% in 2025, down from 70% in 2024, per the company report (Banyan Tree Bangkok is included).

Laguna’s beach is Bang Tao

Laguna has no separate beach: it fronts part of Bang Tao Beach. The Choeng Thale subdistrict administration describes the beach as about 8 km long, on old tin-mining land, lined mostly with five-star hotels and villas, with Koh Waeo offshore protected for its coral. The resort says about 3 km of that shoreline is Laguna’s, and that it offers both sea and lagoon water sports such as kayaking, sailing and paddleboarding.

Golf: Laguna Golf Phuket

An 18-hole, par-71 course measuring 6,756 yards, hosted within the Banyan Tree Phuket grounds. The club opened in 1992, was upgraded in 2013 and reopened in January 2015 (LRH report). It hosts the annual Singha Laguna Phuket Open. There is also a PGA-certified academy and three synthetic tennis courts open 6am-7pm.

Getting around inside Laguna

Hours and terms as published by the resort, 2026-10-17. The LRH report lists intra-resort transport among homeowner amenities, and the developer says Bellaguna Lake Residences will have its own jetty for these boats. If you rent from a private owner, check shuttle access before you book.

Public transport does not enter the resort. The Phuket Smart Bus on the airport → Rawai route stops on the main road at Cherngtalay School and Lotus Cherngtalay, per the operator’s timetable. From there you need a Grab or Bolt ride, a scooter or a car.

Laguna to the airport and Phuket Old Town

Who Laguna suits

• Hotel guests who want transport inside the estate. The shuttle runs from 6:00 to 24:00 on request and the lagoon boat from 9:00 to 24:00 every 20 minutes, both free for hotel guests. The estate has six hotels and over 1,400 rooms
• Families with preschool children. The SILK international kindergarten is inside the resort, alongside the Canal Village shopping center on 10 rai and kayaks and paddleboards on the lagoons. The LRH report also lists a BDMS Wellness Clinic (Bangkok Hospital network) among homeowner amenities
• Golfers. An 18-hole, par 71 course inside the resort: green fee with caddie THB 5,600 on 17 October 2026, memberships from 6 months (12 months, individual, THB 120,000)
• People who want a resort 24 minutes from the airport. It is 17.1 km to the golf club in the middle of the estate, versus about an hour from the south of the island
• Buyers who want a managed home. The developer rents out owners’ homes through its Banyan Living platform and hotel rental programs

Who Laguna does not suit

• Buyers with a budget within THB 10 million. In its 2025 report the company says it is moving toward higher-value stock, while most competitors fight for buyers under THB 10 million. The only published price is for Oceanus: from THB 160 million
• Buyers who want a price in the listing. Our catalog has 17 projects; a dated “from” price is shown for 1 project, the rest are price on request
• Freehold-only buyers. Some Skypark Celeste units are leasehold, and Oceanus is offered as freehold within the 49% foreign quota or as leasehold. Tenure and quota must be confirmed for each project; see our freehold vs leasehold guide
• Anyone who wants to walk to the shops. The shuttle runs only inside Laguna and the Smart Bus only along the main road. Supermarkets on Srisoonthorn Road and Surin Beach (6.4 km, about 10 minutes) are a drive away
• Anyone bothered by building noise. As of October 2026 Laguna Beach Residences Seashore and Oceanus are under construction, with Bellaguna, Topaz and two more Banyan Tree beach collections in presale
• Visitors who come to swim in the rainy season. Bang Tao has surf from May to October; December to March is better for sea swimming, and in the rainy season the pools and lagoons help

Living in Laguna: schools, hospitals, shops

Schools. The Ministry of Education private school register (OPEC) lists three international schools in Choeng Thale subdistrict on 2026-10-17: HeadStart International School Cherngtalay (Srisoonthorn Road), Phuket Pinnacle International School and Bamboo Valley International School. Three more are in neighbouring Thep Krasattri: UWC Thailand, Glenalmond College Phuket and Celestia Andaman International School; British International School is in Koh Kaew. State schools in the subdistrict on the OBEC list (2020 school-year data): Ban Bang Tao on Srisoonthorn Road (kindergarten to grade 9, 858 pupils), Ban Choeng Thale (to grade 6, 252 pupils) and Choeng Thale Witthayakhom secondary school (grades 7-12, 457 pupils). OPEC has no licensed Russian school.

Hospitals. Laguna itself has the BDMS Wellness Clinic Laguna Phuket, part of the Bangkok Hospital network, which is a clinic, not a hospital. The nearest public hospital, Thalang Hospital in Thep Krasattri, is 9.0 km and about 13 minutes from Laguna Golf; Bangkok Hospital Phuket in town is 21.8 km, about 28 minutes (OSRM, 2026-10-17). There is no licensed private inpatient hospital in the subdistrict: all five private hospitals on the island are in Talat Yai, Rassada and Wichit (HSS list, 2026-07-31).

Shops. OpenStreetMap shows 10 supermarkets, 33 convenience stores and the Park Mall in Choeng Thale on 2026-10-17. Villa Market, Tops and Lotus’s are on the main road outside the complex, so you need a car, a scooter or a taxi.

Who lives and buys in Laguna

The LRH 2025 report says its main buyer markets included Thailand, Singapore, India and Hong Kong, with strong growth from Europe, the Middle East, Central Asia and the Americas. Property sales revenue hit a record THB 4.9 billion in 2025, up 90% year on year, driven mainly by handovers at Angsana Oceanview Residences, Laguna Beachside and Skypark Celeste. The beachfront Laguna Beach Residences Bayside, launched in late 2024, added another THB 2.3 billion of new sales in 2025.

These are the developer’s own figures; there are no independent statistics on transactions inside the resort. No official figure exists for how many people live in Laguna full time: it is not a separate settlement, and residents are counted in Choeng Thale subdistrict (19,126 registered residents in December 2025, DOPA).

Laguna Phuket condos and villas for sale

All of them are sold by Banyan Group Residences (Laguna Resorts & Hotels). The Thaipedia catalog currently holds 17 projects; the notable ones are in the table below. Developer data, checked 2026-10-17:

Laguna projects in the Thaipedia registry. L1 means the project is in a government register (Treasury or ONEP); L2 means it is confirmed only by the developer’s site.

The register stage comes from the EIA filing at the time of submission; check current progress with the developer. The developer describes Laguna Lakelands, home to Skypark Elara, as a new community next to the resort rather than inside it.

Government condo valuations in Laguna

The Thai Treasury values condominiums for transfer taxes and fees; this is not a sale price. Valuations are reported by subdistrict, and Choeng Thale also covers Bang Tao outside the resort, Surin and Layan.

Weather and seasons in Laguna

The nearest Thai Meteorological Department (TMD) station is at the airport, about 11 km north in a straight line. Its 1991-2020 normals give 2,664.3 mm of rain a year. February is the driest month (32 mm, 4.3 rain days); May to October brings 260-399 mm a month and a westerly wind off the sea.
