Thaipedia is a guide to Thailand for people planning to live there, buy property or stay for a long time. We put areas, beaches, rules and data in one place, and every fact comes with its source and the date we checked it. No source, no number.

Who runs Thaipedia

The editor-in-chief is Magosh Alshanskiy. The editorial team writes with the help of AI tools; facts are checked against the primary source during preparation, and every step is recorded in the fact register. Catalog cards are additionally checked by the team: a “Checked by the team” mark appears on a card after the check.

What makes Thaipedia different

We don’t retell what agencies and forums say. We go to the primary source and show it to you. You can see this on every page:

  • Registries, not advertising. Property projects come from Thailand’s public government registries: the Treasury condominium valuation registry, the ONEP environmental impact (EIA) database and the DBD company registry.
  • A date on every fact. Each number links to its source and shows the date it was checked. Every page has a next review date, and overdue pages are flagged.
  • Checked at publication. Each page has its own list of facts, and facts are checked against the primary source. Catalog cards are checked by the team, and the “Checked by the team” mark is visible on the card.
  • Downsides next to upsides. Every area, project and visa comes with a note on who it doesn’t suit.

How the registry and catalog work

Thaipedia keeps two separate lists of projects, and we never mix them.

Every field on a project card shows how well it is confirmed:

  • L1
Government registryTreasury, EIA, DBD: the project exists, its stage, number of units, company status
  • L2
DeveloperWebsite, brochure or price list with a date: starting price, completion date, payment terms
  • L3
Two independent sourcesA guide only, not treated as a fact
  • L4
A single mentionA listing site, a news item, OpenStreetMap: a guide only
  • to be confirmed
No sourceThe field stays empty, we do not print a number

We don’t publish the tenure of a specific unit, the remaining foreign quota or rental yield as facts, because no public source covers them. The full rules are in our editorial standards.

How Thaipedia is funded

A request to find a home or a question about buying is handled by the project team, who will call you back. For a home search, one partner agency receives the request with your consent. The agency pays the project for handling such a request. We do not sell lists of contacts: a request goes only with your consent and only to one agency. Places in the catalog and in collections are not for sale, the order of projects does not depend on payment, and by default it is calculated from the data.

Disclosure: how the project earns

  • Affiliate tour links. Links to tours on phuket-tour.com are affiliate links: Phuket Tour is a client of WEBNOSTRA. Such links are marked with rel=“sponsored”.
  • Home requests. We pass a request to find a home to a real estate agency with your consent, and the agency pays the project for handling such a request. We do not sell lists of contacts.
  • Collections. Places in the catalog and in collections are not for sale: which projects appear, their order and the text do not depend on payment. The selection rule is open on every collection page.
