Where Mai Khao is and what the area covers
Mai Khao (ไม้ขาว) is the northernmost subdistrict on Phuket’s west coast, in Thalang district. DOPA counted 14,041 registered residents in seven villages in December 2025; the largest are Mak Prok (3,090), Tha Chatchai (2,697), Mai Khao (2,516) and Kho En (2,515). There is no separate municipality: DOPA lists the whole subdistrict under Thalang district, and the local administration’s website could not be reached when we checked.
The area is defined by its beach and Sirinat National Park. According to DNP, Mai Khao Beach is about 8 km long, starting at Nai Yang, running past the airport and continuing to Sai Kaew Beach. Together with Tha Chatchai and Sai Kaew, the northern beaches form an unbroken strip of about 13 km.
Who Mai Khao suits
- People who fly in on day one and out on the last. Phuket Airport (HKT) is 11.6 km from mid-beach, about 21 minutes by road, and the southern end of the beach borders the airport.
- People who want an empty shore of about 8 km. DNP says the beach runs from Nai Yang past the airport to Sai Kaew and is narrow and steep, rarely chosen for swimming, so it stays quiet. Together with Tha Chatchai and Sai Kaew the northern beaches run unbroken for about 13 km.
- People drawn to a national park. DNP lists leatherback, hawksbill and olive ridley turtles on the beaches and reefs of Sirinat National Park. Entry for foreigners is THB 200 for an adult and THB 100 for a child.
- Holidaymakers who book a beachfront resort. Large hotels sit right on the beach, many with their own transfers and shops. There is little to buy: the Treasury register has only 5 residential condos.
Who should look elsewhere
- Swimmers who need a gently sloping shore. DNP says the beach is narrow and steep and rarely chosen for swimming. From May to October the wind blows onshore and the island’s heaviest rain falls: up to 399 mm in September by the airport station normals. Swim near lifeguards and from December to March.
- Anyone counting on a bus from the airport. The Smart Bus does not serve Mai Khao: in the operator’s timetable from 16 January 2026 the airport bus heads straight south through Choeng Thale. We found no official songthaew route.
- People for whom 51 minutes to Old Town is too far. Phuket Old Town is 38 km away, about 51 minutes without traffic, Thalang Hospital 20.5 km and about 30 minutes, and Bangkok Hospital Phuket 37.3 km.
- Buyers who want a new EIA-approved project. Our registry lists 12 Mai Khao projects, none of them condos with EIA approval since 2021. Newer projects are further south in Nai Yang and Layan.
- People sensitive to aircraft noise. The southern end of the beach borders the airport; OpenStreetMap even marks a spot for watching planes land.

Condos and prices in Mai Khao
The Treasury appraisal is used for taxes and fees at registration; it is not a market price. Only 5 residential condo buildings in the subdistrict have a valuation, so read the median as a pointer rather than an area price.

|---|---|
| Blue Canyon Home 1 | THB 42,000/m² |
| JJ Airport Condominium, phases 1, 2 and 3 | THB 45,750/m² each |

FAQ
Where is Mai Khao?
At the top of Phuket's west coast, in Thalang district. Mai Khao Beach starts at Nai Yang, runs past the airport and continues north to Sai Kaew Beach near the bridge to the mainland. South of Mai Khao are Nai Yang (Sakhu subdistrict) and Layan.
Can you swim at Mai Khao Beach?
The Department of National Parks (DNP) says the beach is narrow and steep, so people rarely choose it for swimming. From May to October the wind blows onshore and rainfall peaks: the airport station averages 399 mm in September. Swim near lifeguards and in the dry season, December to March.
How far is Mai Khao from Phuket Airport?
11.6 km to mid-beach, about 21 minutes by OSRM routing, because the road first heads inland to the highway. The Phuket Smart Bus does not serve Mai Khao, so from the airport you take a taxi, a ride-hailing car or a hotel transfer.
How much does a condo cost in Mai Khao?
The choice is small: the Treasury register has 5 residential condo buildings here, with a median of THB 45,750 per m², slightly below Phuket overall (THB 48,250). Three of the five are JJ Airport Condominium near the airport; the highest is Baan Mai Khao at THB 95,000 per m². These are tax valuations, not sale prices, and our registry has no Mai Khao condo with EIA approval since 2021.
Can foreigners buy property in Mai Khao?
Condo units can be bought freehold within each building's 49% foreign quota. Several Mai Khao projects are condotels, whose units the Treasury records as commercial rather than residential, so check exactly what is being sold and how it is registered. Confirm tenure and quota with the juristic person before paying.
Are there sea turtles at Mai Khao?
DNP lists leatherback, hawksbill and olive ridley turtles on the beaches and reefs of Sirinat National Park. The park page does not give a nesting season, so we don't quote one. If you see a turtle or a nest, tell the park rangers.
