Renting a condo in Pattaya long term (a month or more) means working out three things: what is asked in each area, what the landlord must do by law, and what fraud looks like. Below are asking prices from listings on 19 October 2026 and the rules from primary sources. Villas and daily rentals are not covered here.

How much does it cost to rent an apartment in Pattaya

We found no official statistics on rents by area in Pattaya. So we analysed rental listings for condos on the Thailand-Property aggregator: the first 150 distinct of 5,003 one-bedroom listings and the first 75 of 2,336 two-bedroom listings (on 19.10.2026, figures rechecked the same day). The area is the subdistrict (tambon) in the listing address, and inside a tambon the project name and headline. The site sorts results by relevance, so the sample is not random, and the same unit may be posted by several agents.

These are asking prices, not the prices of signed contracts. Utility terms and contract length differ between listings, so compare more than the rent figure.

Cross-check with other sources

Here the sources disagree more than in Phuket. On FazWaz, one-bedroom condos in Pattaya (first 8 result pages, 55 listings, 19.10.2026) have a median of THB 17,000, half of the listings within THB 14,000-21,750 and a spread of THB 6,500-45,000. Numbeo (user-submitted data, updated 15.10.2026) puts a one-bedroom outside the centre at THB 12,333 (10,000-18,000) and in the centre at THB 18,750 (12,000-26,000). We did not establish why Thailand-Property is higher: it may be the mix of listings and which buildings are shown first. DDproperty and Hipflat returned a Cloudflare check and an access denial, so we have no figures from them. Do not plan around a single number: compare listings for a specific building and area, and expect noticeably higher asks for new beachfront complexes in the north.

How to choose an area in Pattaya

The price answers one question, the rest is on the area pages, each with a “who it is not for” block:

  • Central Pattaya. A hospital 0.4 km away and markets within walking distance, but the Walking Street noise is near
  • Pratumnak. The centre is 7 minutes by car and the city hospital 3.9 km away, only small beaches below the hill
  • Jomtien. A long beach 11 minutes by car from the centre, on the way to U-Tapao airport, but Walking Street is 9-10 km away and Jomtien Hospital 6.2 km
  • Wongamat. A “hidden beach” 6.1 km from Walking Street, you go to the centre by car or taxi, few shops and markets near the beach
  • Naklua. A Thai district with the city hall, the Lan Pho market and Bangkok Hospital Pattaya 3.6 km away, but the only beach is Wongamat

Contract, deposit and TM30

The rules are the same as in Phuket and do not depend on the resort. Since 4 September 2025 residential leasing in Thailand has been a contract-controlled business. It covers anyone renting out 3 or more homes, in one building or several, including through online platforms. For such a landlord:

  • the deposit and advance rent together are no more than 3 months’ rent for monthly payments
  • electricity and water cost no more than the rate the utility charges the landlord
  • the contract is in Thai, type no smaller than 2 mm, on one of two standard forms: ก for leases up to 3 years, ข for leases over 3 and up to 30 years

A private owner of a single unit is not covered. The contract clauses, the condition report, early move-out and the electricity rate are covered in the guide to long-term rental in Thailand. A lease longer than 3 years must be registered at the Land Office, otherwise it is enforceable in court for 3 years only.

The landlord or occupier must report your move-in to immigration within 24 hours (form TM30). The landlord files it, and the confirmation is sometimes requested when you extend a visa (we found no official list of such cases), so ask for a copy.

Rental fraud in Pattaya

Confirmed by publications:

  • Fake pages with villas. In November 2023 the Tourist Police arrested a gang that ran fake pages with pool villas in Pattaya: victims believed the booking was made, but on arrival could not check in (Khaosod English, 02.11.2023)
  • A fake condo rental agency. According to Pattaya Mail on 9 January 2025, an “agent” took advance payments from tourists for beachfront condos, the rooms did not match the description, the agent never met victims in person and sent someone else to collect the money. One victim paid THB 20,000 as a deposit, THB 44,000 at check-in and THB 32,000 for an extension (THB 96,000 in all), police were investigating, and more than 10 complaints were reported according to the victims

The general rule is the same as in Phuket: do not pay up front for a place you have not seen, sign the contract before the deposit, get a receipt. The steps are in renting in Phuket and in scams in Thailand. If you have already paid, call the Tourist Police on 1155.

We recheck this page every 60 days: listing prices move faster than laws.

FAQ

How much does it cost to rent an apartment in Pattaya for a month or longer?

Listings on Thailand-Property on 19 October 2026 ask THB 11,000 to 60,000 a month for one-bedroom condos in Pattaya, with a median of THB 25,000 and half of the listings within THB 21,250-35,000. Two-bedroom condos run from THB 20,000 to 120,000, median THB 40,000. These are asking prices, not contracts: the result depends on the building, floor, view, term and utility terms. Sources disagree: the FazWaz one-bed median is THB 17,000 and Numbeo says THB 12,333-18,750, so compare listings for a specific building.

Where is it cheaper to rent in Pattaya, Jomtien or Wongamat?

By the listings Jomtien and the centre are cheaper: a one-bed at THB 25,000 on median against THB 35,000 in the north, in Wongamat and Naklua. But Jomtien is farther from the centre and Walking Street (9-10 km), and the nearest hospital, Jomtien Hospital, is 6.2 km away by our calculation. Wongamat is closer to Walking Street (6.1 km), but there are few shops and markets near the beach.

How much money do I hand over at move-in in Pattaya?

If the landlord rents out 3 or more homes, the 2025 rules cap the deposit and advance rent together at 3 months' rent for monthly payments. A private owner of a single unit is not covered and the contract decides. The points worth writing into the contract are in the guide to [long-term rental in Thailand](/en/living/rent/long-term-rental/).

What rental scams have been reported in Pattaya?

Confirmed by publications: fake Facebook pages with villas (the Tourist Police arrested a gang, November 2023) and a fake agency renting beachfront condos that took payments in advance while the rooms did not match the listing (complaints from more than 10 victims, January 2025). The common sign is money asked up front, before a viewing and a contract. If you were scammed, call the Tourist Police on 1155.
