What to check before you buy

  According to the developer: The EIA register lists the project as a residential building under the Building Control Act (อาคารอยู่อาศัยรวม), not as a condominium under the Condominium Act (อาคารชุด) (ONEP, id 13 570, 17.10.2026). This is a risk for foreign buyers: the freehold scheme and the 49% foreign quota may not apply. Ownership type and quota availability should be confirmed with the developer and a lawyer for each unit (source).

  Tenure and availability of the 49% foreign quota are not confirmed by public sources. Check them with the condominium juristic person and the Land Department before buying. Guide: freehold, leasehold and the 49% quota.
